A Romanian businessman has an ambitious plan: the construction of a skyscraper. The project is beginning to take shape, at least at the level of authorizations. The investor, the owner of Casa Noastră and the holder of the PVC joinery brand, recently obtained the urbanism certificate for the construction of a 27-storey hotel, a greenhouse and a five-level underground parking lot.
The «skyscraper» hotel will be located right in the city center, at kilometer zero, in the immediate vicinity of the Ramada Hotel, and will have a height of 15 meters. The land on which the building will be erected is located on Ștefan cel Mare street, with an exit also on Păltiniș street, and has a total area of 2,579 square meters. After completion, the building will serve both as a hotel and as office space, having a basement on five levels.
The height regime towards Păltiniș street is limited to P+2 for at least 20 m from the depth of the building — according to the M.D.L.P.L. opinion and parking spaces will be provided according to R.G.U. for administrative buildings at the proposed 5 basements. The calculation also took into account a 20% additional parking space, according to R.G.U. for visitors. Car access to the underground parking will be provided from Ștefan Cel Mare street, as specified in the urbanism certificate obtained by Gazeta de Sud.
The urbanism certificate no. 621 for the construction of an office building with 5 basements, ground floor and 27 floors was issued on April 18, 2023. According to the document issued by the local authority, in the area towards Păltiniș, the height regime is limited to P+2 for a depth of at least 20 meters, according to the M.D.L.P.L. opinion.
This limitation is imposed to comply with local regulations regarding the maximum height allowed on that part of the land. The construction requires a minimum setback of 5 meters from the alignment of Ștefan cel Mare and Principatele Unite streets, 6 meters from the eastern limit of the property and 7 meters from the alignment of Păltiniș street. The current certificate approves the construction activities necessary for the implementation of the project.
